Building F at 125 rue Houde to feature 110 residential units, preserving historic features in major redevelopment
The redevelopment of the former National Film Board headquarters in Saint-Laurent, Montréal will include 600 to 700 apartments in mid-rise buildings offering both affordable and market housing. Building F at 125 rue Houde offers the potential to convert the building to residential use, and to add an expansion onto the building. With the result providing a minimum of 110 units.
The ground floor will be leased to a community organization, creating a community center for locals. Builders can preserve historic architectural features like the building's envelope. They can also integrate the entry canopy, enhancing the site's cultural significance.
The project also includes 277,000 square feet of preserved historic buildings repurposed for new economic uses. A new Réseau express métropolitain (REM) rapid transit station will open within 500 meters of the site by 2025. This upcoming transit hub is partly driving the site's transformation. The southern part of the site, including Buildings A, B, and C, will be repurposed for sectors like:
- agrifood, arts and culture
- sustainable innovation
- community uses
The existing thermal plant will be upgraded into a district energy plant to serve both new and existing buildings.
The project is pending finalization with the borough of Saint-Laurent and the City of Montréal, including required zoning changes.
