CMHC Eco Improvement aims to reduce the environmental impact of housing by supporting energy-efficient improvements. Apply for a 25% partial premium refund if you’re insured with CMHC and you’re spending at least $20,000 in energy efficient renovations. The program is available for both home buyers and individual condo buyers.
It aligns with CMHC's commitment to combat climate change and the Canadian government's goal of carbon neutrality by 2050.

Qualifying for the Partial Premium Refund
We believe in rewarding homeowners who take eco-conscious steps. To be eligible for Eco Improvement you must:
- be a homeowner with CMHC-insured financing
- allocate a minimum of $20,000 for energy-efficiency improvements that fall within any of these 3 categories:
- Building envelope (e.g., insulation, windows, doors, roof, attic, air tightness and foundation)
- Mechanical systems (e.g., HVAC - Heating, Ventilation and Air Conditioning, heat pump systems)
- Renewable energy systems (e.g., solar, wind, geothermal)
By purchasing an existing home and completing energy efficiency improvements, you not only increase the value of your property but also become part of the solution in reducing housing's impact on climate change.
How to get your refund
After closing your mortgage, eligible borrowers have 2 years to submit the refund request, along with the necessary supporting documentation, directly to CMHC. It's easy, convenient, and hassle-free!
How to Get Your Premium Refund
If your home meets the energy efficiency requirements and you have CMHC mortgage loan insurance, you can apply for the Eco Improvement refund.
Make sure you have documentation to show the renovations you’ve completed, such as:
- paid invoices confirming completed measures and amount spent
- EnerGuide Renovation Upgrade Report and EnerGuide Label (if available)
Time limit for the eligible supporting documentation
Supporting documentation may be used for up to 5 years, including for subsequent purchasers.
