When financial difficulties occur, it is important to have the right tools to deal with that situation.
That is why CMHC and other mortgage insurers are offering tools to lenders that can assist mortgage holders in Canada who may be experiencing hardships. These include default management tools such as payment deferral, loan re-amortization, capitalization of eligible expenses, and other options as applicable to the borrower.
The Government, through CMHC, has worked with lenders to allow mortgage payment deferrals for up to six months as part of extraordinary measures to help homeowners and multi-unit borrowers facing financial difficulties during the COVID-19 crisis, as well as minimize the risks of further financial and market instabilities. CMHC has also worked with housing providers that have direct loans with CMHC to assess their changing financial situation, with the objective of providing a solution that meets their needs.
The tables below show a breakdown of the CMHC-insured mortgages currently under a payment deferral as of July 31st. This information is reported to CMHC by lenders and is not reflective of the entire mortgage market, or the entire housing industry.
