As a social housing manager, you need to balance the need to keep your building as occupied as possible with the need to make sure potential occupants will respect the rental or membership agreement, the building and fellow residents.
Unless you have to choose the next person on a waiting list, you should carefully review each applicant — making a poor choice could cost your organization money as a result of damages or disputes, and cause your residents a lot of grief.
If it’s legal in your province/territory, requesting a last month’s rent deposit may be a good idea or a co-signer if there’s doubt about the applicant’s viability.
